Phoenix Residential Rental market update

The rental market is currently oversaturated due to the investor inventory of unsold homes turning into rentals daily. As of today there are just under 400 rentals in Surprise, 400 rentals in Queen Creek, and most other major areas are looking at about the same numbers. Rents are staying steady at this time and we do not expect them to go down.

Hi Bryan

Where would you suggest looking for a rental for the winter season?  Specifically, can you point me to one or two neighbourhoods that are considered quiet & safe where rentals are being offered for $1,500-$2,000/mo.  Thanks.

Bernie, Are you looking to be in the East or West Valley? Also what size and type home are you looking for? The price you mention is on the high end for most parts of the valley. Please call me at 602-758-1999

Larry, Rental rates on a 3 bedroom 2 bath home will range from $750 and up depending on what part of town you are looking to be in. For the $750 rentals you will have to go to Florence, Queen Creek and Buckeye.

Tuesday November 6th 2007, Builder spec inventory is down nearly 75% and there are less than 10,000 spec homes available today around the valley. If you are looking to pick up a great deal on a new home, the time to take advantage of the generous builder incentives may be running out fast. This is the first step to our market correction.

I am a new real estate agent and am looking for an investor who needs my services.  Can you recommend a solid investor, who can keep me busy?
